Mission
MISSION
As this is a newly established site, the Site Operations Manager (SOM) will be responsible for overseeing all site operations, ensuring service level agreements (SLAs) are met, and aligning stakeholder expectations, including those of customers, investors, and building owners.
A key mission of this role is to prevent P1 incidents by ensuring proper risk assessments and compliance with Health, Safety & Environment (HSE) standards. The SOM will manage maintenance vendors and site operators, lead improvements in critical infrastructure, and act as the primary liaison for customer communications related to technical matters.
The SOM also supports implementation works, including customer-led construction activities in collaboration with the Delivery team. This role requires the ability to make sound technical judgments, guide vendors, and explain technical matters to customers when needed.
Key Responsibilities
1. Site Transition and Operational Readiness
- Understand all current operations (FM, BM, Security, HSE) managed by vendors
- Conduct gap analysis on operations, budgets, systems, and organization
- Build strong relationships with the building owner's operations team and complete handover activities
2. Operational and Technical Management
Manage all aspects of data centre operations, including critical facility systems with redundancyAlign Colt and customer SLA / OLA and tailor site-specific processes accordinglyOversee annual maintenance and renewal plans, and manage related budgetsNegotiate vendor proposals and costs effectively3. Contract and Budget Management
Plan and support back-to-back contracts with customers and vendorsUnderstand SLA conditions and contract structureMonitor budgets, issue purchase orders, and ensure timely updates4. HSE Management
Ensure compliance with Japanese laws, including the Industrial Safety and Health LawAlign operations with Colt’s global HSE standardsOversee safety programs (e.g., KY, Toolbox Meetings, LoTo)5. Time & Priority Management
Efficiently handle a high volume of email and desk work, including documentation of procedures6. Risk Assessment and Process Development
Create and implement risk assessments and work procedures for critical facilities7. Customer-Facing and Implementation Support
Provide technical support and solutions to pre-sales and delivery teamsManage customer-related construction (e.g., racks, cabling, cages)Review vendor construction procedures and risk assessmentsMaintain and update site databases and reporting tools (FNT, Sugar, CAD / Visio, Cherwell, EcoOnline, etc.)Collaborate with internal teams (Sales, Delivery, Change Management, etc.)Manage and close assigned Work Orders (W / O)Outcome

THE TEAM
This role sits within the Site Operations team and reports to the Site Manager. The team is responsible for managing mission-critical facilities within the data centre. As a key member, the SOM will guide vendors, implement technical and contractual controls, and manage risks with Colt’s values in mind.
