Position Details
We discover and refine the hidden gems that will become Rakuten STAY properties.
This involves collecting and investigating information on potential development sites and existing hotels for sale that could become future Rakuten STAY locations. Specifically, we gather property information from across the country, select candidate sites from among them, confirm their business viability, conduct various administrative and risk assessments, negotiate sales terms with sellers and brokers, and manage the sales contract and closing process.
Mission
Identify and investigate potential Rakuten STAY properties. This includes identifying and assessing risks associated with candidate properties, handling negotiations with real estate brokers and sellers, and managing the process from purchase agreement to closing.
Select investigation areas using market analysis data. We will evaluate the business potential, hotel plans, and other aspects of the area, taking into account its unique characteristics and trends.
Workflow
1. Develop relationships with real estate brokers in the assigned area and gather property information
2. Conduct detailed due diligence on candidate properties, identifying potential risks and challenges
3. Present potential deals to senior management and executives
4. Collaborate with the project team and negotiate with sellers on various terms
5. Execute land purchase agreements and manage the closing process
English Usage
This role primarily involves communication with Japanese-speaking entities (government officials, sellers, and real estate brokers), resulting in minimal English usage.
Work Environment
Total : 7 members; the team comprises an equal number of internal transfers from within the Rakuten Group and experienced mid-career hires from the industry.
