Senior Director, Investment

RESPONSIBILITIES

Primary responsibility will be taking lead on holistic investment proposal together with the team members, including production of underwriting models, investment memos as well as other presentation materials, and taking initiatives for internal IC process. Participating discussions with investors including attending site tours and coordination of the same will be required on an ad-hoc basis.

Other ancillary scopes of work include assisting documentation, capital call arrangements and ad-hoc assistance of assets/funds under management in coordination with Transactions, Fund Management, Asset Management and Finance teams.

Investment / Fund Raise / Closing

Provide analytical support in coordination with Business Development team as well as Fund Management officers. Responsible for communication with Group Investment team and ESR IC members to support deal originations.

· Taking lead to create financial models and review new investment opportunities.

· Taking lead to produce investment memos and review/edit the same.

· Make a solid view on the investment opportunities from risk/return perspective and present the same to internal and external parties.

· Support construction, environmental, legal and tax due diligence.

· Responding to Q&A’s and requests from investors and ESR IC members

· Support and coordinate closing of transaction between Fund Acquisition, Fund Management, Asset Management, and Finance as well as Development teams

Funds Management

As a follow-up, responsibility after the investment settlement, support Fund managers for producing/updating:

· Capital calls, quarterly investor reports and annual investor AGM.

· Support business development activities of senior management including ad-hoc presentations, Materials

主たる業務は、チームメンバーとともに包括的な投資提案を主導することです。これには、アンダーライティングモデル、投資メモ、その他プレゼンテーション資料の作成、および社内ICプロセスの推進が含まれます。また、必要に応じて、現地視察への参加およびその調整を含む投資家との協議への参加も求められます。

その他の付随業務として、トランザクション、ファンドマネジメント、アセットマネジメントおよびファイナンス各チームと連携しながら、ドキュメンテーションのサポート、キャピタルコールの手配、ならびに運用中のアセット／ファンドに関するアドホックなサポートを行います。

インベストメント /資金調達 / クロージング

ビジネスディベロップメントチームおよびファンドマネジメント担当者と連携し、分析面でのサポートを提供する。案件創出を支援するため、グループ・インベストメントチームおよびESR ICメンバーとのコミュニケーションを担当する。

· 財務モデルの作成を主導し、新規投資機会のレビューを行う。

· 投資メモの作成を主導し、そのレビューおよび編集を行う。

· 投資案件について、リスク／リターンの観点から確固たる見解を構築し、社内外の関係者に対して説明・プレゼンテーションを行う。

· 建築、環境、法務および税務デューデリジェンスをサポートする。

· 投資家およびESR ICメンバーからの質疑応答および依頼事項に対応する。

· ファンドアクイジション、ファンドマネジメント、アセットマネジメント、ファイナンスおよび開発チーム間における取引クロージングのサポートおよび調整を行う。

ファンドマネジメント

ディールクローズ後のフォローアップ業務として、ファンドマネージャーによる以下の資料作成・更新をサポートする。

· キャピタルコール、四半期ごとの投資家報告、年次投資家総会。

· アドホックなプレゼンテーション資料等を含む、シニアマネジメントによる事業開発活動のサポート

Requirements

PREFERRED QUALIFICATIONS

· At least 7+ years of institutional real estate investment industry experience with a focus on acquisitions, Investment and/or asset management. Experience in private equity/venture capital would be a plus.

· Experience with the creation and review of excel valuation models to perform various real estate investment analysis tasks.

· Experience with preparing investment memorandums and other investor reports or presentations.

· Experience with leading internal IC processes including communications as well as leading presentations with senior members.

· Familiarity with common Japanese real estate ownership, including domestic and cross-border investor ownership structures

· A self-starter who is able to perform work accurately and efficiently with a deep understanding of ESR’s mission.

· Management skills to educate and grow the team members.

· Strong sense on mechanism of discounted cash flow, tax structure interest rates and fee structure.

· Very strong working knowledge of MS Excel.

· Working knowledge of MS Word and Power Point.

· Strong verbal and written communication skills in both Japanese and English.

· Strong interpersonal, analytical and ability to solve issues proactively.

· 機関投資家向け不動産投資業界において、アクイジション、インベストメントおよび／またはアセットマネジメントを中心とした7年以上の経験を有すること。プライベートエクイティまたはベンチャーキャピタルでの経験があれば尚可。

· 各種不動産投資分析を行うためのExcelバリュエーションモデルの作成およびレビュー経験を有すること。

· 投資メモランダム、その他の投資家向けレポートまたはプレゼンテーション資料の作成経験を有すること。

· シニアメンバーとのコミュニケーションおよびプレゼンテーションの主導を含む、社内ICプロセスをリードした経験を有すること。

· 国内投資家およびクロスボーダー投資家による所有ストラクチャーを含め、日本における一般的な不動産所有形態に精通していること。

· ESRのミッションを深く理解し、自律的に行動しながら、正確かつ効率的に業務を遂行できること。

· チームメンバーを育成・成長させるためのマネジメントスキルを有すること。

· DCF、税務ストラクチャー、金利およびフィー体系の仕組みに関する十分な理解を有すること。

· MS Excelに関する非常に高い実務知識を有すること。

· MS WordおよびPowerPointに関する実務知識を有すること。

· 日本語および英語の双方において、優れた口頭および文章でのコミュニケーション能力を有すること。

· 優れた対人能力、分析力、および課題を主体的に解決する能力を有すること。
